Payment can be made per transaction with agents at closing ($500 List to Close or $365 contract to close) or team payments can be set up if Team leader pays for TC service for agents on a monthly basis.
This service is a monthly retainer fee based on needs. If the brokerage uses both Brokerage and TC services, credit is given to the amount paid per TC transaction.
Developed systems and processes to handle between 250–300 closings per year at $72–78 million per year. Experience with close to 1000 transactions.
Responsible from list to close of all paperwork, time sensitive dates and ensuring overall communication with all participants in a transaction.
Developed Standard Operating procedures.
Maintained relationships with Attorneys, Lenders, Co-op agents & TC’s.
Maintained 50–57 rental doors. Working with Property management companies, repairs, invoices etc.
All bookkeeping for Real Estate & rental businesses. Worked with CPA preparing taxes.
Knowledgeable in Residential. Extensive knowledge having worked on thousands of files. Great relationships with Attorney’s & Lender’s. Ability to problem solve through situations.
Land and commercial properties. Understanding permitting, best use, water feasibility testing, scouting buyers, zoning requirements, negotiating terms that support the length of time to close large land deals.
Trust and estates sales. Working with attorneys to ensure there is a marketable title including notice to creditor dates and finding all sellers who need to be included.
New Construction. Understanding the entire process from dirt to close. House plans, permitting, what to look for in delays, specific lender docs that may be needed etc.
Assignments & Novations. Extensive knowledge with 100+ closed assignments and novations.
API knowledge to integrate systems to deliver information between systems.
AI - Building skills and projects based on Agent needs.
Extended Knowledge in Register of deeds research. Able to search and find the most difficult documents.
Coaching and Accountability. Goal setting, training, follow up.
